Prices have declined substantially since mid-2005 when you may have been receiving unsolicited offers for your property. August, 2005 was the height of a speculative boom that became today's bust. Even though some waterfront property prices are rising again, sales volumes of lots have dropped by 90 percent and homes by 50%. Land prices have dropped 60 to 85 percent since August, 2005. Standard 10,000 square foot lots in Port Charlotte and North Port are now selling for $6,000 to $8,000. Lots with central water have a premium of about $2,000. Waterfront lots on freshwater canals with no Gulf of Mexico access sell for $12,000 to $20,000. Gulf of Mexico access lots start at $40,000 in P-101 and P-103 in Port Charlotte and at $49,000 in South Gulf Cove ( go to www.GulfAccessFlorida.com for more info). Gulf access lots with nice views or seawalls or sailboat access are worth much more than standard Gulf access lots and can be up to $500,000. Oversized lots, and lots with special zoning get premium prices. Lots that are priced very competitively are getting sold.
