      Land prices in the most desirable locations have bottomed out and started to increase.  If you are a buyer, the 2007/11  financial crisis continues to create spectacular opportunities to buy well located land  at prices up to 90% lower  than 2005 prices.  Rarely do buyers have the chance to buy at  market bottoms. Land  will be the best way to participate as the the Florida real estate market makes it's eventual, strong price recovery.  The year 2009  had a strong   increase in buying activity compared to 2008, especially for lower priced waterfront lots. 2010 also had  strong sales activity.  After the real estate boom that topped out in mid-2005 we are completing the bottom  of a price collapse that has reduced land prices 60 to 90 percent,  house prices 30 to 60%, and commercial property prices by up to 50 percent.  Based on Florida's long term high growth rate from immigration, retiring baby-boomers, and others attracted to Florida's climate, beaches, and  employment growth, this chance to buy property at these dramatically low prices will be the best  we will see in our lifetimes.

      Price cycles are more extreme in land than other real estate.  We are in the lower ranges of this cycle, which is down 50 to 90% from the summer, 2005 high point of the last cycle. Buyers  at this point in the cycle can possibly make 200% or more if prices get back to the levels of the summer of 2005. Since prices at each cycle high usually exceed the previous highs, potential gains are excellent compared to  most other investments. Recovery to the 2005 highs will probably take  7 to 12 years.   

     Port Charlotte Gulf of Mexico access canal lots start from $30,000 and sailboat lots start under $60,000. In prestigious South Gulf Cove, waterfront Gulf Access lots are selling for  $30,000 up to $100,000. Punta Gorda Isles waterfront Gulf Access lots have sold for less than $100,000 but most sell for $150,000 to $200,000.  Longboat Key deep water lots start around $500,000 and go up to $3,000,000.  For more information on waterfront property, go to www.GulfAccessFlorida.com .

    Buying a piece of land or waterfront property for investment or to live on is one of the best investments you can make. In addition, in 2009 you can take advantage of bargain prices that probably won't ever be seen again. You should select a location with high appreciation potential based on expected growth patterns and make sure the lot has no significant problems such as scrub jays or no electric access. You definitely need to negotiate the best price. In this  market, many sellers have set unrealistic asking prices but they often will come down substantially if they receive a valid offer from a qualified buyer.
